What You Pay Us

Here's a breakdown of what you have to pay for.

Property purchase - Preparation of SDLT Form

This complex, 7-page Government form must be completed within 30-days of every property purchase in the UK. You are liable for a fixed penalty fee of £100, rising to £200 after 2 months, if the government does not receive the details on time. We make sure everything is done for you, on time.

ID Check

The Government has extended UK anti-money laundering rules which mean that at the outset of any property transaction your identity, address and source of funds have to be verified – This is our charge for doing this.

Mortgage on purchase

When your property purchase includes a mortgage, we need to act for your lender also.  This is our fee for dealing with all aspects of your mortgage, including preparing and ensuring the mortgage deed is signed.

Mortgage repayment on sale

If you have a mortgage on your property, we need to obtain the deeds from your lender, and arrange to repay the loan in full on completion of your sale.  This is our charge for dealing with this.

Property sale or purchase - Leasehold fee (excluding shared ownership schemes)

Where your property is leasehold there is a contract between you and the managing agent or landlord. Leases are typically 30-40 pages in length and have to be reviewed in full to protect your interests. The lease may also include ground rents and services charges that have to be investigated. This is our charge for ensuring that your lease is in order and you are happy with it.

Property sale or purchase - Shared ownership schemes

If you are purchasing under the Shared Ownership scheme this will involve a third party (usually a Housing Association), who has its own solicitor.  This fee is charged for the additional work involved in dealing with that solicitor and the scheme requirements.

Property transactions usually involve a lot of your money, which you want to be sure ends-up in the right place, at the right time. This is our charge for the time we spend checking, and double checking, that money sent between banks and building societies is for the correct amount and destined for the correct place.
