What You Pay Others

When you complete a property transaction money is paid to various people and organisations on your behalf. We take care of all this for you, saving you time and trouble.
It is important to note that we pay all the amounts stated here directly on your behalf, we do not charge you anything extra, and you only pay for what you need.
Property sale – office copies
These are official copies of documents from the Land Registry that have to be sent to your buyer's solicitor or agent to prove you own the property.
Property sale or purchase - Bank transfer fee
The amount charged by the banks for transferring money electronically from one account to another. This amount is charged for each transfer.
Property purchase - Stamp duty
The Government taxes all property purchases above a certain amount as shown below:

Property purchase or remortgage - Bankruptcy search fee
When you buy or remortgage a property there is a legal requirement to check whether you have been or are about to be declared bankrupt. A search fee of £2 is incurred for each of the names that will be on the mortgage.

- Parish liability search – which checks you are not buying a property with a heavy legal obligation to upkeep a church
- Environmental search – which checks for any environmental issues – such as flooding, coal mining or land fill – affecting the property you are buying
- Drainage – which checks whether the property you are buying is connected to mains water and drainage, the routes of any pipes, along with any other related issues
- Local searches – which checks for any Local Authority issues relating to the property being purchased.
- Coal search – which is required for properties being purchased in certain geographical areas to establish whether there are any potential issues in relation to coal mining.
- Land registry – which is completed after exchange of contracts to ensure that no one else has registered any legal charges against the property being purchased.
Remortgages – Search indemnity insurance
Sometimes your mortgage provider will agree to make the mortgage advance without the searches listed above, provided an insurance policy is in place to protect them against any entry that would have been revealed if a search was done.
This policy will protect the mortgage provider only. You will be required to pay the one-off cost of arranging the insurance.
